The proposals provide an opportunity to replace the existing McDonald's with a new building. This building has been extensively redesigned to create a form which relates more directly to the Brunswick buildings, with its lowered central taller element, being designed as a glass object taking advantage of the views of the inner harbour in the east and the city to the west. At ground level set backs and colonnades have been introduced to create more active frontages.
Two residential entrance foyers are located on the east and west sides of the building further animating Harbour and Park Squares. The residential units above this are grouped around two landscaped courtyards, concealed beneath these, situated in the centre of the building, sit three floors of car parking. Roof level terraces provide additional shared amenity space.
